What the New Tenant Reform Act Means for Our Tenants

The rental sector is about to see some of the biggest changes in many years with the introduction of the Tenant Reform Act. These reforms aim to create a fairer and more transparent private rented sector for both tenants and landlords.
As part of our commitment to keeping our tenants fully informed, we will be sending an information update to all tenants on 1st May explaining how these changes may affect you and what to expect moving forward.
What Is the Tenant Reform Act?
The Tenant Reform Act is designed to improve security, standards and transparency in the private rented sector. The reforms focus on strengthening tenant rights while ensuring landlords continue to provide well‑managed, safe homes.
Some of the key proposals include:
The removal of Section 21 “no fault” evictions
Stronger protections against unfair rent increases
The introduction of a Private Rented Sector Ombudsman
A national landlord register
New rights for tenants to request permission for pets
Improved standards and enforcement against poor housing conditions
